DEWA Electricity Tariff Rates for Residential Properties in 2026

DEWA operates a tiered electricity tariff for residential customers — meaning the rate per kilowatt-hour (kWh) increases as consumption rises. Based on the current DEWA residential tariff schedule applicable in Q2 2026, the rates for expatriate (non-UAE national) residential customers are as follows. For consumption from 1–2,000 kWh per month: AED 0.23 per kWh. For consumption from 2,001–4,000 kWh per month: AED 0.28 per kWh. For consumption from 4,001–6,000 kWh per month: AED 0.32 per kWh. For consumption above 6,000 kWh per month: AED 0.38 per kWh. UAE nationals receive a subsidised rate approximately 35–40% below these expatriate tariffs. A typical one-bedroom apartment in Dubai consuming 1,400–1,800 kWh per month in summer will therefore generate a monthly electricity charge of approximately AED 322–AED 414 before the fuel surcharge and fixed supply charges are added.

DEWA Water Tariff Rates for Residential Properties in 2026

DEWA’s water tariff for expatriate residential customers applies in cubic metre (m³) increments. The current tiered rates are: 1–6 m³ per month: AED 3.00 per m³. 7–18 m³ per month: AED 4.60 per m³. 19–30 m³ per month: AED 8.00 per m³. Above 30 m³ per month: AED 10.70 per m³. DEWA Connection and Fixed Charges Every New Owner Must Know

Beyond the consumption charges, DEWA applies several fixed fees that every new property owner must budget for. In district-cooled buildings, tenants pay DEWA for lighting and appliances only, plus a separate district cooling bill that typically runs AED 8,000–AED 18,000 annually for an apartment unit. Landlords must accurately disclose to prospective tenants whether their building uses DEWA cooling or district cooling — a difference of AED 6,000–AED 15,000 per year in total utility costs on a standard apartment.
